Bandar Amanjaya is a 10,000acre integrated township in Sungai Petani, Kedah jointly undertaken by two Bursa Malaysia Main Board listed companies, SPK Sentosa Berhad and Bolton Berhad. 1,000acres of Bandar Amanjaya is being developed by Kejora Harta Berhad, a wholly owned subsidiary of Bolton Berhad. Ambangan Heights Sdn. Bhd. (AHSB), a wholly owned subsidiary of SPK Sentosa Berhad is the vehicle used to develop current residential precinct known as Residential North 1,2 & 3 (RN1, 2 & 3) and Commercial Precinct known as Main Urban Centre (MUC).

Ambangan Heights Sdn. Bhd. (AHSB) has to date completed and delivered more than 4,700 units of houses. This phase of development consists of residential, commercial, recreation and three schools on 711 acres of land.
Persiaran Amanjaya 5, a RM7mil dual-lane, 4.1Km access road completed in September 2004 have cut traveling time between Bandar Amanjaya and Sungai Petani town to five minutes, from half and hour previously.
Currently, AHSB is moving towards the high-end market consisting of single storey bungalow and double storey bungalows within a gated community neighbourhood.

Main Urban Centre (MUC)
AHSB has also commenced development of their Main Urban Centre (Commercial) with support from the government to create an administrative center. Existing government related agencies such as the Session Court, Customs and Hospital are already having their offices here. Other departments such as the Income Tax, Bomba, Jabatan Perdana Menteri, Commercial Vehicle Licensing Board, etc. have confirmed their participation. When fully operational, AHSB will be a 'Mini Putrajaya'. SPK was in the process of finalisng the master plan for the key commercial and government administrative centre of Sungai Petani on a 110-acre site in Bandar Amanjaya.
In order to generate economic activities and give our purchasers the opportunity to enhance their investment, AHSB will be launching the Main Urban Centre (MUC) where there will be 2 and 3 storey shop office for sale.
The MUC would consist of local authorities' offices, corporate parks, business centers, medical centers, shop lots, town park and residential area.
Since 1998, Unitech has been commissioned by both Ambangan Heights Sdn. Bhd. and Kejora Harta Berhad to provide Pre and Post-Contract Quantity Surveying and Cost Management Services for this massive township development. Today, we continue to provide our professional services for all current phases.
